Secondary Suites · Kelowna & the Okanagan

The income suite hiding inside your home.

A legal secondary suite turns unused space into rental income, a place for family, or room to grow. Without adding a building. We design it, build it, and handle the registration.

What it is

A complete home, within your home.

A secondary suite is a self-contained living space inside your existing house. Its own entrance, kitchen, bathroom and living area, connected to but separate from the main home. Think of a basement suite, a ground-floor in-law suite, or a converted level.

Because it uses space you already have, a suite is often the most cost-effective way to add income or room for family. It's the same idea as a carriage home, a second living space on your property, just built within the house instead of beside it.

Start here

The rules opened up. Your home may already qualify.

Recent provincial housing legislation made secondary suites possible on far more properties across BC than before. What's allowed still depends on your specific home and municipality, but the door is open wider than most homeowners realize.

The opportunity

More homes qualify

Province-wide changes mean many single-family homes can now add a legal suite that couldn't before. If you looked into this a few years ago and got a "no," it may be a "yes" today.

The requirement

Legal & registered

A proper secondary suite is registered with the municipality and inspected to confirm it meets the building code. A legal suite protects your home's value, insurance and resale.

Where we come in

We handle it all

We check what your home allows, design the suite to code, manage the permits and registration, and build it, so you end up with a legal, lasting suite, not a liability.

Every municipality handles suites a little differently, and the rules are still settling. That's why we start by checking your specific property. Send us your address and we'll tell you what's possible.

How we work

Feasibility first. Always.

We don't take a deposit and start framing. We start by confirming your home can have a legal suite, and what it'll really involve, so there are no surprises.

01

Feasibility

We check your zoning, your home's layout, servicing and the real cost picture, and tell you whether a suite makes sense.

02

Design

We design the suite around your home and how it'll be used. Laid out for privacy, comfort and code compliance from the start.

03

Permits

We handle the building permit and the suite registration, so your suite is legal and inspected instead of an under-the-table risk.

04

Build

One builder, start to finish, through to occupancy. Built to last and to pass inspection. The way a suite should be.

Why people build them

Space that pays you back.

A suite is one of the most financially sound things you can do with a home you already own, which is exactly why we believe in them.

Common questions

Secondary suites, answered.

What's the difference between a secondary suite and a carriage home? +
A secondary suite is built within your existing home. Like a basement or in-law suite. A carriage home is a separate, detached building on the same lot. A suite is usually lower cost since it uses space you already have; a carriage home offers more separation and space. In most cases a property can have one or the other, not both. Does my home qualify for a suite? +
Recent provincial housing changes opened the door to suites on far more properties than before. Many homes that didn't qualify a few years ago do now. What's allowed still depends on your specific home and municipality, so the fastest way to know is to send us your address. Checking what your home allows is exactly what our free feasibility check is for.
Does a suite have to be legal and registered? +
A proper secondary suite is registered with your municipality and inspected to confirm it meets the BC Building Code. A legal suite protects your insurance, your home's value, and your peace of mind. An unregistered "illegal" suite can create real problems on resale or with a claim. We handle the permitting and registration as part of the build, so yours is done right.
What will it cost? +
Because a suite uses space you already have, it's often more affordable than a detached carriage home, but cost depends on your home's layout, the work involved, and municipal fees, which vary by city and change over time. We build the full, current cost picture for your property into your feasibility, so there are no surprises.
Do you build suites outside Kelowna? +
Yes. We build across the Central and North Okanagan. West Kelowna, Vernon, Coldstream, Lumby and the surrounding areas. Each municipality handles suites a little differently, and we manage those details for you.
