Why now

The rules just changed. Most people haven't noticed yet.

Provincial housing legislation recently opened the door to second dwellings on far more properties across BC, and that includes the North Okanagan. Lots that couldn't add a carriage home a couple of years ago often can today. Call it what you like, laneway house, coach house, garden suite, or ADU: the rules treat them the same way.

Every municipality applies the rules its own way. Vernon, Coldstream and the regional district each have their own bylaws, and on rural land, servicing is usually the real question: well capacity, septic, power. That's exactly what we assess up front, before you spend anything on design.

What about rural or acreage land? +
Often the best fit of all. Larger properties give a carriage home room to sit properly on the land. The key feasibility questions on rural land are servicing: well capacity, septic, and power. We assess those up front so you know what you're getting into before design starts.

It depends on your land and the home, and on rural sites, servicing and access can matter as much as square footage. Municipal fees and charges also vary by area and change over time.
