North Grove Homes is built on a simple belief: the best home isn't the biggest one. It's the one that fits your land and the way you plan to live on it.
Where the name comes from
North Grove isn't a name we picked off a list. It's a small map of where we come from and how we started.
Grove is for Grove Street. The first piece of land we found, designed, and built ourselves. It's where the way we build began. North is for our roots further north, where the story started before the Okanagan.
Put together, the name carries the whole arc: from up north, to a first home on Grove Street, to the homes we build across the Okanagan today.
The builder
From your first call to the final walkthrough, you're working with Josh. Not handed between a salesperson, a designer, and a crew who've never met. We won't be the cheapest quote you get. We'll be the one that includes everything, and the one you don't have to call back. He's the one who assesses your property, develops the design, runs the feasibility, and builds the home.
Josh holds a diploma in Architecture & Building Technology, with a focus on building science and energy efficiency. The part of building most people never see, but live with every day: how a home holds heat, manages moisture, and performs for decades. It's why North Grove can take a project from first sketch to finished home under one roof.
Josh grew up on his dad's job sites, worked on more properties than he can count before starting his own company, and built his first home at 20. With 25 years of building behind him, he brings something rarer than a portfolio: the judgment to tell you when a smaller, smarter choice will serve you better than a bigger one.
Away from the job site, Josh is usually skiing at Big White or coaching his son's baseball team. He grew up with the Yukon's frigid winters, which explains both why his homes take weather so seriously and why he's never once taken an Okanagan summer for granted. He, Jen, their two boys, and a whoodle named Rover call Kelowna home. And ask him about his favourite hammer sometime: he buried it with an excavator on one of his own projects, and nobody has let him forget it.
What we believe
It's easy to say. We've proven it where it counts. In the homes we've built for our own family. Every one of them was designed with a way to make it pay for itself. We don't just recommend building intentionally; it's how we live.
How we work
We'd rather tell you the truth about your lot and your budget than sell you a dream that doesn't pencil out. Feasibility comes before design, always.
Building-science fundamentals mean a home that performs for decades, not one built just to pass inspection. The parts you don't see matter most.
We build a handful of projects a year, by design. It keeps us hands-on, keeps quality high, and keeps every home considered down to the detail.
